Models and Features
Q: Does the Bunkie require a building permit?
Technically no, at 97 to 106 sqft (and 97 to 200 sqft in certain U.S. areas) all Bunkie models have been designed specifically to avoid the requirement for a building permit.
*Recent changes in Ontario building code allows for up to 160 sqft model
**Local zoning bylaws can still have precedence, we advise all clients to check with their local zoning bylaws.
Q: What type of foundation does it sit on?
We suggest either a concrete pad or pier style foundation. The pier style could be either concrete sonotube or screw pile which is becoming popular for its ease of installation.

Q: Does the Bunkie built or require installation?
The Bunkie does require assembly. We can help refer an installer depending on your location or, source your own contractor to build your Bunkie. If you have advanced DIY skills, it is possible to assemble a Bunkie yourself with at least 1-2 helpers. We suggest connecting with our support team to determine if DIY installation is right for you.
Q: What is the R/U rating (insulation value)?
• Walls – R24 / Floor- R24 using Rockwood batt insulation
• Roof – R21 using closed cell rigid insulation
• Windows & Doors – U0.28
Q: Does The Bunkie have ventilation?
Ventilation is through the front door and with options such as screens, casement windows or awning vent windows. Cross ventilation can achieved by optioning different window/door combinations. If installing a Bunkie in high heat areas, you may consider an overhead fan or an electric fan to move more air.
Two adjustable valves are included with each kit which allows air flow when Bunkie is not in use for extended periods of time. These valves should always be used to allow passive air flow within the Bunkie. They can be installed side by side or on either side of the Bunkie to promote better cross ventilation

Options
Q: Can I customize my Bunkie?
The simple answer is yes but only specific parts of the Bunkie. We change things like cladding colours, design custom interior cabinetry and furniture, add blinds or screens. However, the overall dimensions are fixed.
We can also add windows to the side of the each Bunkie but with those big glass walls, it’s not always necessary.
Q: What size are the beds?
We have two sizes available. A Queen size wall bed @ 80″L x 60″W and a Double / Full Size @ 75″L x 54″W
Mattresses are not included but can be purchased through us. These cabinets require an 8” mattress to save space.
Q: Where’s the upper loft?
The Aspen and Alpine models can be optioned with a fixed upper loft Queen size bed
Q: Do you have privacy blinds for those big windows?
Yes each model has the option for wall to wall black out blinds. They do not reach the peak on a gable or single pitch roof but do provide shade from the sun for privacy and heat mitigation
Q: Hey! Where’s the kitchen and bathroom?
Technically, you cannot add plumbing to a no permit bunkie. Some areas in North America do allow it but we always recommend checking with your local zoning bylaw office.
However, we are seeing many customer use composting or incinerator toilets as well 12v water pump closed circuit hand washing systems.
Materials
Q: What type of material is used?
All Bunkies are made with the same basic set of materials:
• Domestic standard grade plywood for the structure, Pre-finished maple veneer interior plywood
• 24 gauge powder coat painted standing seam metal cladding
• All aluminum anodized mullion curtain wall system with 2-pane argon filled temper proof glass
Q: What type of insulation do you provide?
• Walls and floors are filled with R22 Rockwool COMFORTBATT insulation
• Roofs are filled with a 3 x 2″ thick layers of closed cell rigid insulation
Shipping
Q: How is the Bunkie shipped?
The Bunkie is prefabricated, flat packed and shipped on standard width pallets via delivery truck. For example, a 26′ rental truck can fit a typical Bunkie kit (a 2nd trip may be required depending on options).
In the case of long distance and overseas orders, shipping is available to the nearest freight depot.
When delivering directly to site, consider a staging area to offload the components. It’s best to keep items on their respective pallets until assembly is required. You will need to remove large crates from the delivery truck using something like a skid steer or by hand. Visit the link below to view modular shipping cargo.
Q: Do I need special equipment to offload my Bunkie?
Technically no, you can off load everything from the delivery truck by hand with 2-3 helpers. Wherever possible, we recommend a skid steer, tractor with fork extensions or other equipment to offload. A power liftgate delivery truck is a big help.
